The rent columns are the surprising part. Unit rent sat $10 per week above house rent, on a median price roughly $500,000 lower.
Houses in St Marys are land-heavy. Buyers pay for the block, and the rent does not scale with land value, which compresses the yield.
Units carry no such land premium. That is why the same suburb produces a 2.8% yield on one property type and 4.3% on another.

Why Domain and PropTrack Show Different Medians
Domain reports St Marys by bedroom count rather than as one house median, which produces lower headline numbers.
Neither portal is wrong. They use different datasets, different property groupings and different calculation methods over different sale sets.
The practical rule is to treat the two as a range rather than a valuation. Mixing a Domain bedroom median with a PropTrack suburb median produces a number that describes nothing.

Land size explains most of the spread. Tidswell Street sold at $1.45 million on 974 square metres, against $1.19 million on 537 square metres at Lonsdale Street.
The three Carson Lane apartments landed within $11,000 of each other. Comparable stock in one building group produces a tight band, which makes apartment valuation more predictable than house valuation here.
Townhouse stock around Mamre Road and the Great Western Highway sits between the two. It is a third product again, and neither the house median nor the unit median describes it.

What Sits Behind the Numbers
St Marys falls inside Penrith City Council. Three separate things are changing the streets those sales sit on.
Sydney Metro confirms the new metro station will sit beneath the existing Sydney Trains station, with entries on Station Street and Harris Street.

Penrith City Council scheduled early works on the St Marys Central Park project for early June 2026, with completion anticipated in early 2028, weather permitting.
