Edmondson Park Property Prices 2026: The Station Premium in Numbers

Edmondson Park property prices sit above every neighbouring suburb on the same former Defence land, and the gap widens with house size.

Four-bedroom houses recorded a median of $1,330,000 in the 12 months to July 2026. The same house in Bardia, next door, recorded $1,095,000.

Where the Suburb Sits

The suburb sits in the Liverpool local government area, about 40 kilometres south-west of the Sydney central business district.

Compared with St Marys, stock here is almost all new. The suburb was rezoned in 2008 and most housing dates from the past decade, which narrows the spread of prices within each size.

Houses: Four Bedrooms Is the Whole Market

Four-bedroom houses accounted for 84 of the 136 house sales, or roughly 62 per cent of everything that changed hands.

They also moved fastest among houses, at 28 days on market, and cleared 75 per cent at auction.

Three-bedroom houses sold at a median $1,043,000 but took 38 days, and only 21 changed hands.

Five-bedroom houses reached $1,600,000 and sat for 56 days, twice as long as the four-bedroom stock.

The pattern is a market built around one product. Buyers here are families buying the standard four-bedroom new build.

Units: Two Bedrooms Clear in Three Weeks

Two-bedroom units recorded a median $755,000 and just 23 days on market, the fastest of any category in the suburb.

One-bedroom units sold at $610,000 but took 63 days, the slowest figure on the board.

That 40-day gap between one and two bedrooms is the clearest signal in the unit data. Demand concentrates on the two-bedroom product.

Only 63 units sold in total, against 136 houses, so unit medians rest on a much smaller base.

Medians hide the range. These three recorded sales show what buyers paid for specific homes in the suburb.

The apartment at 509/363 Bernera Road sold for $830,000. That address is Aland’s Edmondson Collection, one of the projects still adding stock to the suburb.

Two large houses cleared above $1.48 million, which sits well above the four-bedroom median and reflects six-bedroom and premium stock.

Where the Premium Shows

Edmondson Park leads at every size. Its four-bedroom median runs $108,000 above Leppington and $235,000 above Bardia.

Both suburbs on the South West Rail Link, which opened in 2015, sit above the suburb without one, which is consistent with a transport premium.

The station does not explain everything, though. Edmondson Park also clears Leppington by $108,000 despite both having rail.

The obvious remaining difference is retail. Ed.Square delivered a completed town centre beside the station, and Leppington’s equivalent is still in the pipeline.

Auction results widen the picture. Four-bedroom houses cleared 75 per cent in Edmondson Park against 52 per cent in Leppington.

Bardia sits lowest on every line despite occupying the same former Defence holding under the same masterplan.

Turnover and Days on Market

Turnover tells a different story from price. Leppington recorded 129 four-bedroom sales against 84 in Edmondson Park and 76 in Bardia.

Bardia also sold fastest, at 25 days for a four-bedroom house, three days quicker than Edmondson Park and nine quicker than Leppington.

Lower prices clearing faster is what a value-buyer market looks like. Bardia moves stock on price rather than on premium.

Recent Bardia sales make the contrast concrete. 127 Ingleburn Gardens Drive sold for $985,000 with three bedrooms, and 29 Cunningham Crescent for $1,088,000 with four.

That four-bedroom sale landed almost exactly on the Bardia median, and about $242,000 below the Edmondson Park equivalent.

What Renters Pay

Rental listings in July 2026 asked $700 a week for a four-bedroom house on Rynan Avenue and $850 a week for a three-bedroom on Carnegie Street.

Asking Rents in July 2026

A three-bedroom apartment at 361 to 363 Bernera Road asked $800 a week, close to house rents for a smaller floor plan.

Asking rents are not achieved rents, so treat these as the top of the range rather than the settled figure.

Domain records the suburb at 76 per cent owner-occupied and 24 per cent renting, which is a high ownership share for a new suburb.

More Than 600 Units Are Coming

Price data describes the past. The development pipeline describes what will compete with it.

Four residential applications in the system during 2026 propose more than 600 units between them, and a further scheme proposes 1,827 apartments across 15 towers, as the Northern Gateway pipeline does for industrial land.

That volume lands into a market where only 63 units sold across the whole year. Supply on that scale changes the unit comparison, not the house comparison.

Landcom’s greenfield land also sold out, with its final registration on 4 June 2026, so new house lots now come from resale rather than release.

What These Figures Do Not Tell You

Wider Sydney price movement sets the backdrop, and portal medians are useful but limited, and the limits matter more in a suburb this new.

Aggregator sites disagreed on the unit figures while this article was compiled, quoting weekly unit rents of both $620 and $720.

This article uses Domain Insight throughout for consistency, and the figures cover sales in the 12 months to July 2026.

Two-bedroom houses and three-bedroom units had too few sales for Domain to publish a median at all.

Medians say nothing about lot size, or about flood and bushfire constraints, which is the single biggest driver of price difference between otherwise similar houses.

Summary

Edmondson Park runs ahead of its neighbours at every house size, and the four-bedroom market carries the suburb.

The $235,000 gap to Bardia is the number worth remembering, because both suburbs sit on the same former Defence land under the same plan.

A station and a finished town centre are the visible differences. Leppington sits between the two with rail but no completed retail, much like Austral and Bringelly.

The house data looks settled. The unit data does not, because more than 600 units are queued against a market that absorbed 63 last year.
