Search interest in a Yarrabilba town centre anchor tenant has been building for months, with “Westfield Yarrabilba” a recurring search. Here is what the developer has actually lodged with the state government, and what is still just speculation. Short answer: the land is moving, the retailer is not confirmed.

KEY POINTS
- Stockland’s subdivision for Yarrabilba’s future town centre was lodged with Economic Development Queensland (EDQ) in 2025 — no supermarket or department store has been named as an anchor.
- The subdivision covers five lots, including the site earmarked for a future “sub-regional shopping centre” — a category, not a confirmed brand.
- Bulk earthworks are underway now, while a separate development application covering the centre’s actual buildings is still being prepared.
The Yarrabilba Town Centre Details
Stockland’s masterplan for Precinct 7 — officially “Yarrabilba Town Centre and Surrounds” — is complete. The developer lodged a subdivision application covering five lots with EDQ in 2025. Those five lots include the town centre’s first stage and the site set aside for a future sub-regional shopping centre. A separate development application, the one that would actually name tenants and building heights, is still in preparation. Yarrabilba itself is a 2,222-hectare Priority Development Area declared back in 2010. The declaration allows growth to 20,000 dwellings and 50,000 residents, so the town centre was always part of the original plan rather than a later add-on.

EDQ, not Logan City Council, assesses every application inside the Yarrabilba Priority Development Area. Bulk earthworks have already started to level the site, and crews are now extending two access roads, Wentland Avenue and Jimbilunga Drive, to serve it. Stockland is funding that $30 million, 2.5-kilometre road extension itself, built by Golding Contractors, because it will double as the primary access route into the town centre.
Meanwhile, Dixon Circuit Is Already Under Construction
The town centre is not the only retail happening at Yarrabilba. The Dixon Circuit retail precinct, a separate site nearby, is under construction now with confirmed tenants: Hungry Jack’s, Guzman y Gomez, Subway and JAX Tyres & Auto. It offers roughly 8,000 square metres of lettable space, and Stage 1 is due late 2026. If you are after a firm retail opening date at Yarrabilba, this is currently the closer one.

What’s Not Confirmed About the Yarrabilba Town Centre
Stockland and EDQ have not publicly named a supermarket chain or department store. “Sub-regional shopping centre” is a planning classification, not a tenant announcement, and it can end up anchored by any major retailer, not specifically Westfield. No construction start date or opening date has been set for the buildings themselves, only for the subdivision earthworks. EDQ, not Logan City Council, controls approvals here. A normal council DA tracker will not show this application — buyers and locals checking progress need EDQ’s PDA register directly.

What Is Already Open Nearby
Yarrabilba is not waiting on the town centre for everyday amenity. Two state primary schools, a state secondary college and two Catholic schools already operate. Mingle Markets run monthly on the fourth Sunday with an expanding list of local vendors, and Stockland completed McKinnon Sports Park North in December 2025. None of that replaces a shopping centre, but it explains why the population has kept growing well ahead of the retail most searches are actually asking about.
Why the Timing Matters
Yarrabilba’s population went from 3,580 people at the 2016 census to 10,240 in 2021. It sits at an estimated 17,500 today, on its way to a planned 50,000. That growth is the reason a sub-regional shopping centre was set aside in the first place — but the retail sector still moves slower than roads and rooftops. A $1.2 billion infrastructure deal signed in 2019 already funds the roads and utilities across Yarrabilba and neighbouring Flagstone; retail follows rooftops, not the other way around. The Bottom Line on the Yarrabilba Town Centre
The land for Yarrabilba’s town centre is real and moving through EDQ right now. The retailer is not. Anyone repeating a Westfield rumour as confirmed fact is getting ahead of the paperwork. The honest answer for now: check back once EDQ receives the development application, not just the subdivision.

When does the Yarrabilba Town Centre open?
Only the first-stage subdivision has been lodged with EDQ (2025); no construction or opening date has been set for the buildings.
Is there any retail open at Yarrabilba right now?
Not at the town centre, but the separate Dixon Circuit retail precinct is under construction with confirmed tenants, targeting a Stage 1 opening in late 2026.
